  Overview
  For most regions of the country, the 2001 recession was fairly mild by historical standards: when the tech boom busted, most of the pain was at the epicenter of the boom – the Bay Area. Now that the housing boom has fizzled and innovative mortgage finance markets are collapsing, the UCLA Anderson Forecast is predicting a similar pattern. Overall, housing weakness will create some drag on the national and state economies, but will not be enough to create a full-blown recession.

Unfortunately, in the same way that the Bay Area bore the brunt of the tech bust, Orange County’s position as the capital of non-traditional mortgage finance makes it uniquely exposed to the real estate bust.

Will the double whammy of local real estate weakness plus a collapse in one of the region’s specialty industries create a local mini-recession, or will the rest of the Orange County economy prove resilient enough power through the subprime meltdown?

In addition, Allen Matkins and UCLA Anderson Forecast have teamed to create a commercial real estate survey to better forecast future California commercial real estate market conditions. The survey is designed to provide additional information on future office, retail and industrial space in major California geographical markets. It will be an important new tool used in forecasting California commercial real estate and the California economy. For this initial roll out, we will focus exclusively on Orange County office space.
