  Overview
  It has been over four years since the housing market peaked in the U.S. Still, excess housing abounds, a new wave of foreclosures looms as a possibility, and the nature of home mortgage finance in the future is uncertain. Although commercial real estate continues to struggle, capital is flowing back into the sector somewhat mitigating the impact the huge volume of "underwater" loans that has to be refinanced over the next few years.

In the June UCLA Anderson Forecast conference, we roll out our latest perspective on the nascent recovery and explore these residential and non-residential issues affecting the shape of the recovery and the future of the real estate and construction markets.
