June 2014 Economic Outlook

Several trends are changing the landscape for commercial real estate across California. First is the continued growth of online shopping, with consumers increasingly shifting their purchasing from brick-and-mortar retail stores to their favorite online storefronts. Second, a growing number of technology-oriented tenants in the region have created less need for office space per worker compared to traditional office users. Additionally, much of the existing office stock is becoming technologically obsolete due to inadequate elevator, HVAC and restroom capacity. Increased office density is also driving the demand for mass transit and higher residential densities. As a result, the commercial real estate landscape will look far different a decade from now.
